Master planning & Infrastructure

Right from day one

Master planning is where the decisions with the longest shadow get made. The energy strategy, the utilities capacity, how a site connects and how it expands, all of it is set early and expensive to undo later. Large-scale regeneration starts with one outlook that shifts across the years it takes to build, so those first decisions have to carry that change rather than lock the scheme in.

We work with developers, local authorities and large estates from day one. Because most schemes are developer-led, our turnkey approach gives the client one assured CAD21 delivery thread from inception, through construction and in-use. Our flexible procurement and novation principles and expertise in delivering all stages of design mean we can take projects from start to finish.

Infrastructure first

How a site gets its energy, water and power sets the ceiling for what the whole development can do, now and for years after. So we look at the infrastructure first: where demand will sit, how to supply it efficiently, and whether a shared or district approach makes sense. Decisions made well here keep options open for years, and on schemes built over a decade or more that matters, because sites rarely end up as drawn. Phases move and uses change as demand grows, so capacity and connections are planned to let each phase land without forcing a redesign of what came before.

One strategy, every building

Setting the primary energy strategy for a masterplan is only half the job. We also set the energy approach and system form for the buildings that connect to it. We influence and set the energy solution and system form for the connecting buildings to set a standard approach that gains best benefit from the low energy networks that we create. That gives the individual building designers a developer strategy guide to follow across the whole development, a single standard that holds the scheme together over years and through changes of team, so what gets built at the end still performs as one network.
